Some may say that mold and mildew growth in homes is a relatively new concern. Mold growth in homes was mentioned in the bible. In fact one of the earliest written references to mold growth in homes is found in Leviticus, Chapter 14. Over recent years much more attention has been focused on the relationship of mold and the impact it may have on human health and the indoor environment. There are currently no standards or guidelines regarding the acceptable levels of mold spores in the indoor environment. In fact, there are no levels which are typical or permissible. There are no recommended exposure limits, no permissible exposure limits, no threshold limit values and no short-term exposure limit values.
Many species of fungi can produce potent Mycotoxins. Mycotoxins are fungal metabolites that have been identified as toxic agents. Even low levels of these species should be remediated. It is important to note that there are many different mold sampling methods that can be utilized by a qualified microbial inspector to gain information. The most common type of mold sampling conducted is non-viable air spore trap. Swab or tape lift samples are often used to verify if a suspicious substance is mold. Making determinations about a property’s microbial condition should include all information gained during the inspection process. Excluding the findings from the visual inspection and then depending solely on the laboratory findings can provide misleading and inaccurate results about the microbial condition of the property. Inadequate collection of information may also result in a determination that is potentially inaccurate. Many home inspection companies today are providing their clients with what they refer to as a “mold inspection.” It is probably more accurate to call the service these companies provide a “mold screening.” This process consists of screening the property for any visual signs of mold growth and then collecting air samples that will be analyzed by the laboratory. Many home inspection companies choose to use a laboratory that will provide them with a determination of whether an unusual or elevated mold condition exists. Many problems can arise when allowing the laboratory analysis alone to make the determination of the condition of the property. When unusual mold conditions are reported, an additional, more thorough investigation will most likely be required.
